Approach

Stellar is a large design-build firm that also realizes the value of delivering general contracting and construction management services. Regardless of the delivery method, properly managing the construction process begins with mobilizing the right resources to lower overhead costs.

 

Design-Build

Stellar has the ability to take single-source responsibility for the design and construction of a client's facility or system. Utilizing in-house design professionals or teaming with an architectural/engineering firm offers advantages over traditional approaches. A senior-level executive, having authority over all phases of design and project execution, coordinates all facility development activities. By assuming total responsibility for the project, we are able to overlap design and construction efforts, saving time and money. In addition to early utilization of a facility for a faster return on investment, other benefits include developing an early known price, using a fast-track schedule and cost savings plans.

 

General Contracting

Working with an outside architectural/engineering firm, Stellar offers complete construction services and facilitates communication between owners, designers and constructors. This is the most traditional delivery method and it authorizes Stellar to hire and supervise subcontractors to achieve the desired results. Depending on the owner's agreement, Stellar may self-perform portions of the work. The schedule for a traditional general contracting project is sequential.

 

Construction Management (CM)

Stellar will represent our clients as a manager for the design and/or construction of the facility. This method is performed with internal and external design resources, depending on the project type and owner preferences. Prior to the start of the project, a CM fee and risk will be negotiated and outlined per the CM agreement. The construction manager provides necessary leadership on all matters related to construction and keeps the project team well-informed. The construction manager establishes and evaluates the project budget and schedule and provides real-time information to the owner. The construction manager also reviews and coordinates the bid package, oversees all bidding, writes the contracts for the owner, manages procurement of material and supplies, coordinates work of all trade contractors, assures conformance to design requirements, provides current cost and progress information as the work proceeds, and performs other construction-related services as required by the project owner. Benefits include owner cost savings, fast-track scheduling and the expertise of the construction manager in pre-qualifying subcontractors and vendors.
